How Often You Should Get An AC Tune Up and Maintenance Service:

Air Conditioning Units, like any machinery, can have multiple different parts that can break down, and maintaining those parts is the best way to avoid costly repairs or interruption of use. Here in the relentless, scorching hot weather of Arizona, avoiding the interruption of use is one of the highest priorities for home residents for about three quarters of the year.

In “normal” conditions, air conditioning unit manufacturers might suggest that their AC units should be maintained at least once a year. But, here in the Arizona heat our AC units tend to work harder due to higher temperatures and longer due to year-round weather, even if you have a properly-sized unit for your square footage. For this reason it’s recommended that your AC Unit have a tune-up and maintenance check twice a year. The best times for this are before and after Summer (This is what other places might call Spring and Fall, but in Arizona it’s more aptly called pre-summer and post-summer, since we don’t really get the traditional experience of Spring or Fall)

It’s important to note that a hot climate is not the only factor that makes it important to keep the AC unit properly maintained. It’s also the dusty weather that we get, which can negatively affect the machinery. Electrical storms during the monsoon season can also affect the HVAC system, as well as anything electrical throughout the home. Luckily, Johnson Power and Air also provides electrician services.

During the Fall we do anticipate that sometime in November, December and January we may actually use the heater, at least in the mornings and evenings, though in the afternoon we could still be using the AC. Since the AC unit will not be running as hard during the Winter season, we can also take the opportunity to inspect and maintain the heating unit during the Fall inspection. We actually inspect the HVAC system as a whole during both visits because really anything can happen at any time. Seasonal weather just happens to be a major factor of when one unit or the other is used. Another factor can be something like roof rats which can be a problem year-round (and for which we also recommend a good pest control company).

The Essential Steps of an AC Tune Up

A professional AC tune-up typically involves a thorough inspection and cleaning of your system. Here’s what you can expect:

  • Visual Inspection: Technicians will visually inspect your entire HVAC system, both indoors and outdoors, checking for any leaks, loose components, or signs of wear and tear.
  • Electrical Inspection: Electrical connections will be checked for tightness and proper function to ensure safety and prevent future problems.
  • Cleaning Air Filter and Condensate Drain: Dirt is the number one leading cause for HVAC system failure. The air filter(s) will be checked for proper sizing and functionality. A dirty filter or improperly sized return restricts airflow, reducing efficiency and cooling capacity. The condensate drain line will be flushed. A blocked condensate drain can cause water damage to your home.
